Welcome to New Century Condominium at Gator Trace.
New Century Condominium Association, Inc. is a constituent Association within Gator Trace Golf & Country Club, located in Fort Pierce, FL, and is fully built–out. The Association consists of 36 units in 7 two–story buildings: Four six–plex and three four–plex buildings. Yearly assessments are calculated based on unit square footage and the budgeted $/ft2, based on 74,070 ft2 total area for all 36 units.
The Association Board of Directors establishes the Annual Budget to include maintenance costs for Common Areas and Reserves. The Budget is adjusted +/–, based on funds remaining at the end of the previous fiscal year that have not been set aside for projects in the new year. The fiscal year begins on January 1st and ends on December 31st. Assessment payments are due on the 1st of each quarter: January 1st, April 1st, July 1st, and October 1st. A late charge of $25 is added to payments not received before the 15th of each quarter.
